Construction Criteria

1. The party to the contract shall have to construct their buildings and installations including workshops, factories, warehouses and administrative complexes within a distance of 5 meters from the limitations of the Town. This could be 3 meters for the lands measuring 1000 M² and less on the condition the building therein are less than 6 m in height; otherwise, 5 m distance obligation shall be abided by; NOTE: Only the Security/Guard Room of 1 story (ground floor) may be built next to the wall neighboring the street;
2. In case the construction is to be done near the airports and the height of the buildings and installations or the chimneys to be more than 20 m, the party to the contract has to, personally, refer to the airport and acquire their consent and authorization to construct and submit the same to the Town. In case special equipment including aircraft warning lights or any other special lights are deemed as needed, the party shall install the same as per the provisions provided by the airport officials;
3. Any kind of construction shall be done upon acquisition of written permission of the Town;
4. The walls between the plots shall have maximum height of 2 meters and the sides must be reticular having height of maximum 5 meters;
5. The party to the contract shall provide for welfare, health and protective measures of its employees and personnel in conformity with the regulations both at the time of construction and operationalization;
6. To protect the water wells in the Town, any kind of water well digging shall be done upon approval of Board of Directors of the Town;
7. The rain water must be directed to the surface water canals and canoes provided for this purpose and not to the wastewater collection channels. Furthermore, directing wastewater to the  surface water canals is not permitted;
8. In case the land for construction is on the corner, the edges on the corner must curved and no door must be installed there;
9. Any kind of digging and excavation for any purpose including cabling installation, piping and etc., shall be done upon acquisition of the written permission from the Town authorities and that contact with cables or water and gas and wastewater pipes shall have to be reported. Any kind of damage to the installations and buildings of the Town including its infrastructure, streets, pavements, greenery, water and wastewater and electricity and gas and telephone equipment and canals and etc., shall be compensated by the party to the contract;
10.   The units which produce sounds and vibration higher than the Environmental Protection Organization authorized level, shall have to provide for appropriate insulation;
11. The party to the contract is not allowed to keep the wastes in the workshop area. Furthermore, waste burning in the workshop area is not permitted and any violation shall be subject to regulations;
12. The units which produce wastewater having high level of pollution shall have to do the initial wastewater treatment before directing the wastewater to the provided wastewater canals. Construction of sediment basin and installation of waste segregator is mandatory. Furthermore, the party to the contract shall dispose its wastewater by itself until the Wastewater Treatment Plant of the Town is constructed. The permitted level of pollution for the wastewater of the Industrial Units are explained in the Annex No. 6. Only those Units whose wastewater pollution level has been confirmed by the Environmental Protection Organization shall be allowed to direct their wastewater to the provided canals;
13. The party to the contract shall abide by the construction regulations;
14. The party to the contract shall appropriately install the Earthing system in order to prevent electrical shock such as thunders;
15.  The units which produce pollutions such as sound, smell, gas and toxic vapors higher than the permitted level shall have to do the appropriate filtration and purification as per the regulations;
16. In case the Units need gases such as Oxygen and Acetylene, they shall place the capsules out of workshop in a distance of minimum 2 meters duly covered with Insulated, Fireproof Canopy;
17. The Industrial Units shall carry their solid construction wastes and solid dangerous industrial wastes to the place considered for the same;
18. The construction materials, while and after construction, must not block the  public paths;
19. The raw materials and the products of each industrial unit must be kept at its own warehouse and must not block the public paths. Furthermore, the units shall provide for the needed area for loading and unloading issues inside their area and they are not allowed to occupy the public paths for these purposes;
20. For construction purposes, the party to the contract shall introduce a Supervising Engineering who holds license from the Engineering Council to the authorities of the Town

NOTE 1: Presence of the party to the contract along with the supervising engineer is mandatory while receiving the building license and the second copy of the license, after being duly signed, shall be kept in the file related to the same
NOTE 2: Initiation of the construction shall be done on the condition the construction permit is issued by the Azar Salas Taba Company
NOTE 3: Necessity any kind of change in the buildings and implementation plans shall be informed to the Azar Salas Taba Company and the related justification reports of the supervising engineer shall be submitted for the confirmation certificate to be issued.
